At a minimum, I recommend that you specialize in at least two different types of properties. I am telling you this because in most real estate markets, very few potentially profitable option properties are usually available. And if you focus on just one type of property, you probably will not be very successful. The most profitable option investors that I know specialize in at least two different types of option properties. For example, I know one investor who buys options on single-family houses that have been damaged by sinkholes. This same investor—as I mentioned in Chapter 1—also buys options on single-family houses and mobile homes that have been used as laboratories for producing illegal methamphetamine drugs. I know another option investor who specializes in buying options on building lots with condemned single-family houses, which have been slated for demolition. He also buys singlefamily houses that have been repeatedly cited for major health code violations, caused by too many pet animals residing in the property over a long period of time. My two favorite types of properties to buy real estate options on are: 1. Small, vacant, filthy, run-down commercial properties. 2. Condemned single-family houses, which are located in emerging commercial areas and can be easily, quickly, and inexpensively rezoned for commercial use. |
