Most stigmatized properties are in f lawless physical condition, but have become tainted because they were the site of murders, HIV-related deaths, rapes, suicides, robberies, kidnappings, child molestations, and accidental deaths, or are believed to be haunted by ghosts. These are examples of intangible or psychological stigmas, which are based on individual personal perceptions. However, tangible or real stigmas can be the result of a property being located in an area: 1. Known for building defects. 2. Infested with gangs of criminals. 3. Next to a halfway house for soon-to-be-released criminals. 4. Bordering a group home for sex offenders. 5. Close to hazardous waste material. 6. Near a landfill, slaughterhouse, pig farm, sewage treatment plant, or other nuisance-type property. Because of their history, stigmatized properties often scare away prospective buyers, who are worried about decreases in property values and marketability. Today, many states have stigmatized property statutes, which require property owners to disclose certain types of stigmas that are part of a property's history. |
